A mere two months ago, we brought the Spring Arts Condos to your attention, located at 603 & 605 N. 12th St.

Checking back in on this project, we were very impressed with just how quickly things are moving along.

They are not wasting even a moment.

At some point since we last mentioned this project, the condos have gone on the market. The slightly smaller upper units with better views are listed at $324,900, and the lower units at $314,900.

Not a bad deal at all for new construction homes in an area that’s currently teeming with development.

Earlier this week, we profiled an eleven-home development coming to the 2500 block of Montrose St., developed by Metro Impact. That project was presented for a second time to the SOSNA Zoning Committee a couple of weeks ago, and the re-imagined project has a look that we don’t see enough of in the neighborhood.

In the coming months, it looks like Metro will get moving on another project, probably designed by the same architect. This project will be located at 1622-24 Fitzwater St., at the intersection with Chadwick St., and will be called Fitz4. As we discussed last month, Chadwick St. between Fitzwater and Catharine Sts. has been completely reinvented in the past couple of years. Over the summer, we told you all about The Nine, a development of new construction homes on the 1700 block of Tulip St. At the time, only six of The Nine homes were built. In the past month, construction has gotten underway on the final three homes, it looks like the development will be complete by springtime.

Like the original six homes, the three new homes will feature three bedrooms plus a study, 2.5 bathrooms, roof decks, parking, and private yards. They will also have the same industrial look as the other homes, fitting in well with the reused (and not yet reused) industrial buildings on the block. Green construction materials will again play a role, with bamboo floors, high-efficiency insulation and low VOC…

We were in the neighborhood yesterday and spotted a newish construction site at the southwest corner of 10th and Green Sts. The former vacant lot, owned by CJ Property Investment, was purchased about a year ago for $40K and according to the zoning application, will eventually include a commercial space and two apartments above.

No word as to what the commercial space will ultimately contain, but it’s definitely encouraging to see a new construction project in this neighborhood that maintains a corner commercial use. Perhaps Graduate Hospital could learn a thing or two? Or at the very least, developers wishing to include commercial space in their future projects can try to find out which bank is financing this…

A few months ago, we alerted you that 3rd Ward, the wonderful Brooklyn-based arts facility, will be opening a new location in the City of Brotherly Love next summer. At the time, we wondered whether the new Philadelphia location would, like the Brooklyn space, actively seek an outside restauranteur to open and operate a large cafe/restaurant onsite.

As it turns out, 3rd Ward released an RFP a week and a half ago, and is seeking an qualified restauranteur to “help create a vibrant cultural hub in … the neighborhood.” The winner of the bid will receive an $80K capital improvement budget, and will have about 3,200 sqft of indoor space to work with. That includes 1,900 sqft of first floor space, and 1,300 sqft of basement space. The restaurant will also have another roughly 1,000 sqft…

Prepare for sweatier and possibly slimmer friends and neighbors in Graduate Hospital and Fitler Square. One of the more anticipated businesses to come to South St. in recent memory, City Fitness has, at last, opened their second location at 2101-43 South St., in the building Grasso Holdings has been rehabbing all year. We got a peek at the new place on opening day, and figured we oughta share. Oh, and if you scroll down to the bottom of the post, you can see some photos we took back in June. Such an amazing transformation.

The two floor, 17K sqft space has something for everyone, including cardio machines, free weights, spinning, yoga, group classes, tanning, and (as of next week) a juice bar.
