welcome to Bella Vista

As we told you a little while back, developers BILD Properties are constructing four new homes with open-air front parking spaces a little south of 7th and Bainbridge Sts., on a lot that’s been vacant for several years. We were in the neighborhood and were impressed (but not as impressed as we were on the 800 block of Christian St.) by the progress to this point.

Progress!

Looking at the buildings in their nearly framed out form shows, they bear a strong resemblance to the renderings we’ve published. It always warms our hearts to see vacant land built up, especially in desirable neighborhoods where vacant land is so scarce.

Still not crazy about the parking plan. Suppose garages would be worse, no?

    I disagree. I think the red brick successfully compliments the aesthetic of the neighborhood and honors the city’s architectural past.

    Ugg more red brick…. Can we also ban double hung windows with the fake plastic shutters. It’s 2011 not 1811.

     I’m all for red-brick as long as it’s actual red-brick and not that fake stuff some developers use.  Red brick ages very well and it will better blend into the neighborhood within a decade or two if built right.

    What they should definitely ban though is stucco.. oh, and bay windows unless they actually know how to build them.  The ones that have huge bay windows that don’t even remotely cover their section of their house look so bad.  Some of the ones near Temple that they’ve built with bay windows look a lot better because they also have other features to compliment the bay windows.  Still, none of them come close to the actual bay windows of old Philly homes.

    For what reason?  Should everything be Stucco…and crack and fade in a few years?  I’m a fan, this reminds me of Philly, the cornice adds to that as well.  It will be interesting to see if the parking gate comes to fruition, just seems like that will be taken our fairly quickly the first time someone misjudges the entrance into their home.  I do think it is funny that the cars that are shown are Prius’.

    Wait, that is the Bainbridge frontage? That is a despicable site plan. It is even worse than garages, as it breaks the street frontage. A disgrace that it was approved, unless somehow it was a by-right plan. An urban planning embarrassment.

    every morning i go by this site on the bus and find that huge setback and the parking so unbelievably disrespectful to the existing streetscape. how did it get approved? i have trouble believing this is by-right.

    Seriously, what’s wrong with red brick?  It’s better than some of that ugly salmon, yellow, or purpleish crimson you see people using trying to be different.  It generally fits in with residential streets all over the city, and most importantly, it’s not stucco.

    I’ll take double hung windows over the tiny awning windows you sometimes see when a developer wants to offer a premium window but doesn’t want to pay too much.  Windows are unfortunately some of the first items to be value engineered down to double hung if they’re not designed that way to begin with.

    Oh joy, cars in front of houses, what an ideal urban streetscape.  Of course in practice each unit will have two cars and block the sidewalk with one of them.
