Want to live in a brand new LEED Gold certified house that’s tucked away in a mini community? Just steps away from the Italian Market, Olive Townhomes will be exactly what you’re looking for. The lot at 808 Carpenter Street has been prepped for construction for four new 2,540 – 2,690 sf 3 bedroom, 3-3.5 bath homes with open floor plans and quite a lot of coveted private outdoor space. All four homes face a private courtyard; two of the four have on-site parking and the other two will have a spot in a parking lot just a block away. The developers will pay for those parking space for two years.

No green detail was left out – all appliances are Energy Star efficient, countertops are made from recycled materials, HVAC is high efficiency, the floors are green (green substainable, not color green, dummy!) carpets and bamboo wood, walls are painted with low VOC paints, and of course there is an optional PA-winter-friendly fireplace.  All this for a price in the high $600K’s.

These houses come to us by way of two local green companies: DLS Development, a developer who is “committed to building sustainable, energy efficient, LEED certified homes in Philadelphia,” and Re:Vision Architecture, who specializes exclusively in green building projects.  Re:Vision is also behind the new Energy Efficient Hub at the Navy Yard, and the 45K SF green roof at PECO Headquarters, to name a few.  Check out their floorplans for Olive here and here.

While these are by no means the first LEED houses to be built in Philly, they are one of the first of their kind in the Bella Vista, so far as we know. We love the quaintness of the private landscaped courtyard and can’t think of many others like it in Philadelphia. The modern, sleek look of these homes, coupled with their LEED certification, should give the new townhome project on the 800 block of Christian Street a run for its money.

    I’ve been skeptical that anything is happening here since it seemed to remain the same for the last year.  I’ll have to go check it out and see the site prepped!
