Fairmount Court 1.0

There is currently a good deal of construction activity going on at 24th and Brown Sts., with ten houses going up that are collectively named Fairmount Court 2.0. A couple of years ago, ten houses were built at N. Ringgold and Brown Sts., which sold for between $600K and $800K+, depending on finishes. With all of those properties sold, the developer, 800 N 24th St. Association, has set out to build a sister development.

In the past month, construction has moved along briskly. A month ago, only the first two houses were being framed, now four houses are up with facades on the first two. More good news for the developer: All four houses of those houses are already under contract in the high $600K’s. This should help move things along to continue building the development, and hopefully for the near neighbors, complete the construction process quickly.

 

Bays on every other house

Like Fairmount Court 1.0, these houses will have bay windows on every other house. Buyers don’t seem to mind this look, and it actually works pretty well on the Ringgold St. side. The bays on 24th St. will be a different color and material than those on the other side.

A look at the complete development

Three houses in the middle of the row are currently listed for sale in the low-mid $700K’s. Take a look here. Or here. This is just speculation, but we figure that the last three closest to Brown St. will probably be listed a little higher when they go on the market. This development is good for the surrounding neighborhood and especially the local businesses- so much is going on in Fairmount right now, business owners have got to be ecstatic.

The thing that we’re stuck on is what used to be at this corner. We just can’t remember- anyone out there who does?

    St. Hedwigs Catholic Church and associated buildings were on this site. Loonstyn put a development package together and bought the parcel from the diocese; he then flipped the deal to another developer and walked with a profit.

    The church was orange – and along Ringgold St there was a church school.  Quite ugly.  I used to live at 829 N. Ringgold – the last house on the row that bordered the school – and moved before construction.  When Loonstyn pitched this development he promised the houses would be set back with trees in front of them all.  I don’t see any trees. 

  • Realistic Neighbor

    These houses are all smoke and mirrors. Not to be a downer but their being put up at a budget under $100SQ FT. They are trying to kill potentiol buyers with extras. They are lucky they didnt blow down with the hurricane. Other thing is the project manager is promising alot of things that are not true. They were supposed to follow the original plans that were drawn up and approved years ago but obviously if you look they are making 24th St houses as different as possible as Ringgold. I feel for anyone who  pays over 600 for these houses because believe me contractors will tell you anything to get you to sign. Also the sign says,” Award Winning Architects”, ask them how they really got their design.

    Do you know something I don’t know. The Architects are award winning at the local, state and national level, and American Insitute Of Architects Awards. Really tell where did they get the design? I would say you are a “delusional neighbor”

    Seems more like “jealous neighbor”!  I also live in the neighborhood and have walked through the one of the finished houses and was very impressed with the quality of work as well as the level of finishes.  The open second floor plan is extremely impressive and kitchen was beautiful.  We just randomly stopped by and the builder was nice enough to give us a tour of the house.  I have walked through several new construction homes, not only in Fairmount, but in other parts of the city, and would say the construction and finishes of the home we walked through were by far better than 95% of what we have seen.  I would encourage this “realistic neighbor” to stop by and see for themselves!  As for the Architects, I do not know who they are, but I am pleased with the overall design and look of the homes.  I am pleased to see this development being completed and welcome our new neighbors to one of the best areas of the city!
