At yesterday’s Philadelphia Planning Commission meeting, a representative from Cope Linder Architects presented information on a proposed development at 933 N Penn St., a site that sits right in between Sugarhouse Casino and the under-water Waterfront Square.

According to this presentation, developers are intending to build a twenty-story residential building with parking on the first five stories, and 200 apartments above. The parcel is quite large, extending into the Delaware River, but the building will only cover 17,000 sqft of the lot and won’t extend into the river at all. The developer has no plans whatsoever for the pier, and is willing to grant it to the city or the DRPA at no cost. From the looks of it, the pier will require plenty of dollars to make it worthwhile to anybody.

The materials for the facade are glass and concrete, and the preliminary renderings look decent.

Is this a good idea? It’s hard to say. As we’ve covered in the past, one of the Waterfront Square towers next door just had over a hundred units go to sheriff’s sale this month. And are people really clamoring to live right next door to Sugarhouse? Likewise, will people be enthused about the prospect of living next door to the rough-looking pier, assuming it’s not fixed up for several years? On the plus side, we can only assume that these apartments will be rentals, not condos. And the success of the Penn Treaty Village PENNTHOUSES indicates that plenty of renters do find this area desirable.

We’ll keep an eye out for updates on this project, as the plans are refined.

    That pier is disgusting…somebody needs to start pulling the rotted pylons from these piers out of the river…they’re uber ugly. On another note, is the burned out Hooters boat still there hulking half sunk under the water?

    As for the apartments, why not? They might actually increase the value of Waterfront Square units by creating a buffer (visual and physical) between the casino and Waterfront Square…more people down there is always = good.

    twenty stories seems rather dense… what happened to mid-rise (5-12ish stories) close to the river that was part of this area the plan for the central delaware?  why even bother with creating such a master plan and trying to get it approved by council if developers are just going to do whatever they please regardless?

    The Hooters boat is on the bottom of the ocean being used as a reef for fish habitat.

    screw you, i am not from the burbs (or, in your language, “burds”). don’t own a car, either! why do we need to have a skyscraper and multi-level garage thisclose to the river, cutting off views and access to the rest of the neighborhood?

    maybe 5-12 stories doesn’t make it feasible financially?  you could always buy the land and build nothing so your precious views aren’t disturbed.

    This was informational only. My guess is that this is by right and outside of the overlay control, possibly because it’s been permitted.

    As to if this’ll do better than Waterfront Square, it’ll do better. That awful development did everything it could to not feel like it was part of the city.

    It would be nice if there were rental apartment buildings down by the river. Not sure why this proposal would be considered to be to dense!  The point of a city is to have density. Stop urban sprawl and build within.

    i don’t see how this proposed development will connect to the neighborhood any better than waterfront square. :/ it’s residential with parking on the first 5 floors. where is the mixed-use?? if they are going to throw up 20 stories over there, they should at least include a few commercial spaces. i am more bothered by that than the number of floors.

    i’m of the opinion that quality, sensible density can be achieved at the waterfront with multiple mid-rise, mixed-use development.

    If you want to live in a city like New York City, then by all means move there. Bay Ridge is beautiful this time of year. And some great cities that have small buildings: New York City, Rome, Paris, London, Tokyo…etc.

    Height doesn’t necessarily imply density.  This is a huge lot where they want height and not density.  I’d rather them have density.

     I thought I read somewhere that Sugarhouse had that boat removed. I havn’t been over there to verify.
