A reader checked in, asking what’s up with a newly dug hole at 2221 Coral St., at the corner of E Fletcher St., in East Kensington. We’ve mentioned development in this immediate area before, referring to a large, half-built modular project around the corner on Dauphin St., as well as an eco-friendly single family home two doors away.

The hole in question

Perusing public record as we so often do, we discovered that this lot is owned by PS Property LLC. These are exactly the same people who built 2217 Coral St., which is partially visible in the photo above, on the right side. Here’s a better look.

It seems that PS Property purchased both lots together, about three years ago. And now, finally, they’re building the second of their two homes on this block. We’re guessing that the new home will have similar green elements as the already built home, including improved insulation, low-VOC cabinets in the kitchen, high velocity air conditioning, dual flush toilets, energy efficient appliances, and more. We’ll also assume that the new home will have a similar 3 bedroom, 2 bathroom layout.

Though 2217 Coral St. was offered for sale for about six months (last at $274K), it was taken off the market in March. Hopefully, the developers will have an easier road to hoe selling the new home on the corner. And perhaps it will be a different color?

    Please no clapboard siding.  I don’t care if it’s fiber cement or not, that just does not fit in.  Even 4×8 panels would fit in better.

    I kind of like the clapboards. I wish there were more of it around. There are a smattering of clapboard homes in places like Queen Village, Pennsport, and Society Hill that look really charming set against their brick neighbors.

    I don’t know about that.  When I see clapboard in the city all I can think of is PHA housing.

    That’s a lot of guessing from Naked with a lot of details … Especially when you use words like ‘improved’ insulation.. Assuming you’re taking the same specs from PS previous built house… But using the word improve… If you’re guessing how do you know it’s improved….? Which leads me to believe you know more about this property then just purely a guess. Finally sucks for the guys who bought a PS built house that did not get the ‘improved’ insulation in their walls. Wow.
