welcome to Fishtown

We were in the area today, and spotted a hole in the ground, across the street from one of the G8-Life homes on Amber Street in East Kensington.

New home across the street

The hole

2074 E. York St. was purchased by 2074 E. York Lp (clever name) earlier this year for just under $45K. According to zoning applications, the plan for this extra wide lot is for a single family home. Curiously, only a two story home is proposed. A parking space will also be included here.

Meanwhile, looking just a few feet up the street, another project appears to be on the horizon from green builders Hybrid Construction. Looking at the zoning applications, two four story homes will rise here, each with sunken patios and roof decks. The sign on the site suggests a second go-round for Postgreen‘s First Steel project, which was constructed earlier this year on Howard Street in Kensington.

Sign on 2068-70 E. York St.

Does anyone who lives in the area have any more information about these two projects? Does anyone know why the corner will only be two stories? Will the Hybrid homes indeed resemble their First Steel brethren, or is the sign merely a placeholder?

… maybe the developer has a client who only wants 2 stories? if it’s an extra-wide lot, surely it will be plenty spacious. not everyone wants to live in a 3-4 story home.

Thanks for the post guys. The Postgreen Homes project is actually only two stories as well with a finished basement and roof deck. The basement is raised a bit more out of the ground than normal to provide more natural light into this submerged level that is typically a cave.

We haven’t talked much about this, but you can see a real rendering in the post linked below. We hope to break ground in the next few weeks and it will not look like the First Steel project on the sign. That’s actually an accident that that sign is up there…

A typically Philadelphia sight: weeds growing out of every crack of the sidewalk and curb, even in front of a brand new house, and nobody does anything about it. My biggest pet peeve. After plastic windows.
