welcome to Graduate Hospital

In April, we gave you the heads up about a sandwich shop coming to 21st and Christian Sts. from locals Michael Howett and John McWilliams. Since we go by there all the time, we’ve been able to watch the exterior work proceed in rather speedy fashion. Take a look:

Old school

Quite a difference

We like the mansard roof and the spray painted address

Plywood currently covering the new cafe windows

Something to look forward to

We’ll be sure to keep an eye out and let you know if we get any information about an opening date. From what we can gather, it seems on track for the original prediction of a late winter/early spring opening.

Now *that* is how a bay should be!

Such a great remodel! Great historic preservation! More developers should model this project.

Ha.  You’re 8 blocks too far north for this joke!

    Gorgeous, well done.

What an absurd looking mansard.  I hope that building is taking immunosuppressive drugs so it doesn’t reject that ill-advised transplant.

A little awkward? Sure.  Still really nice? Definitely.

You beat me to it. That’s almost verbatim what I intended to post. I’ve enjoyed seeing the progress on this each time I walk by and yes, that’s what a bay should look like, not these new-era, rectangular, flat-topped carbuncles that have been proliferating of late.

The mansard on the rear only is a little incongruous, but I like it just the same.

Nice too that they’ve recycled some of the removed bricks to build the foundation for the corner steps.

    All in all, classy!

Yeah. The Mansard is a bit out of proportion, but that interior space is probably amazing, and looks to have CC views, if I’m not mistaken. Sometimes, the footprint of the existing Philadelphia rowhome just doesn’t give you the 21st century luxury one wants. This seems like a nice compromise, on what otherwise seems like a first-rate renovation. I say props to the developers/rehabbers/architects. Overall, nice job. It looks beautiful.

I’m a fan of mansard additions where people have added a third story to a two story building on a rowhome block.  They tend to look like they were meant to be there and don’t disrupt the roof line defined by the cornices of neighboring buildings.  This one is a little tougher to pull off since it’s just a rear addition.  It looks better in the rendering, but as it’s actually built it looks too tall and blows up the line defined by the side cornice.  That might have been mitigated by raising the windows, but now it looks like it’s wearing a top hat.

With the explosion that this area of Philly is having and the type of fly-by-night builders that it attracts, it’s nice to see someone try to put some thought into their work instead of building another ugly stucco box. It’s just a little heartbreaking to see it fall short upon execution.
