A reader tipped us off about the addition plopped onto 2017 Carpenter St., located on a mostly two-story block with a handful of three story homes thrown in for good measure in recent years. Only framed out to this point, and featuring an unexpected bay, it kind of sticks out from its surroundings.

Closer look

This home was purchased by developers in February for $155K, a sale that was made possible when the DA’s office seized the property a couple of years ago for unknown criminal activities. Anyone have any more info on what kinds of activities led to this?

Hopefully, when finished, the addition will fit in a little better with its surroundings than it does now. And one more thing to keep in mind: We won’t be seeing many like this in the future. If we understand the new Zoning Code correctly, third story additions on mostly two story blocks will have to be set back, as of this summer. A good thing? A bad thing? We shall see.

    I’d say it’s a bad thing with plenty of unintended consequences.  There
    are historically plenty of 3 story houses in the middle of mostly two
    story blocks and in many of the most desirable parts of center city
    there are houses of varying heights all next to each other.

    This requirement creates a bunch of front roofs which need to be
    drained, so now we’ll see gutters and downspouts on the fronts of all
    these buildings.  Developers will also be more likely to build as far
    back onto the lots as possible to make up for the lost space in front,
    which on some of these side streets will end up making those tiny yards
    even more cramped. 

    I could go on and on, but simply put, there is a reason why everyone
    wants to build 3 story homes now: modern building codes make fitting 3
    usable bedrooms in 2 stories on a typical rowhome lot a virtual
    impossibility.  It’s silly to try to make new buildings fit into the
    style of homes built 100 years ago that cannot be built today.  It’s an
    arbitrary aesthetic judgment that ultimately gained steam for
    anti-gentrification reasons and is now in our zoning code for the foreseeable future.

    The just finished the Dryvit on the third story.   Not only does it not match the street but it doesn’t even go with the two floors below it.
