welcome to Graduate Hospital

A reader tipped us off that two homes were in the process of being torn down on adorable Saint Albans Street, in the Graduate Hospital neighborhood. We went over and took a peek, and it’s true- 2026 and 2028 Saint Albans St. are pretty much gone.

At least one if not both of these homes, according to a neighbor who was hanging out watching the carnage, were previously nuisance properties, until the tenants were forced out a couple of years ago when the properties were sold. In 2009, a group purchased both properties for $145K each. A couple of months ago, Lily Dev LP purchased 2026 for $250K and 2028 for $190K. Pretty good profit in three years for the previous owners, huh?

Another angle

Since these properties don’t have zoning applications associated with them, we assume that the developers will be building three story homes, by right. Since there’s an alley in the back, we’d be shocked if the new homes don’t have rear access parking. Considering that new homes on this block have sold for over $500K, we’d imagine that these homes will be priced right in that neck of the woods.

We’ll keep an eye on this project, and update once things are framed out.

    It’s better than problem residents. I’d rather have yuppies in crappy modern looking houses than drug dealers in cute 19th century rows.

    Wait till the yuppies’ Fresh Direct and Ethan Allen deliveries start making it hard for the good ole’ citizens of the block to access their homes or get their cars off the street. Be careful what you wish for. Yuppies are the new problem resident. 

    Also, there really is no correlation between the type of tenant and the look of the property. Your comment is slightly asinine.

    I totally agree…and this is happening in many neighborhoods.  Charming two-story blocks are being destroyed by greed.  I keep saying that if you want a three-story house, buy one that already exists!  There are plenty for sale.  Eliminating smaller homes is eliminating an affordability factor as well.

    Do you actually believe that?  You mean to tell me there is literally no correlation between the new style houses and some of the drug dens located in the area?  I find that to be extremely far fetched…

    I live on this block and those were not nuisance properties nor were there any illegal activities going on there.  I really hope (but doubt) that they don’t put up some three story modern looking houses that ruin the look and feel of St. Albans St.  They have already done this to a few houses.  I moved there for the charm and neighborhood feel which is now at risk.

    First off, we are assuming that the unsavory neighbors were indeed drug dealers. This is an assumption. 

    The street around the corner from me had a brand new build being used as a location for porn shoots. The neighbors considered that a nuisance. Secondly, isn’t it possible to have an unsavory neighbor in a nice, new home. Or just a nice home in general, regardless of age? In poorer neighborhoods, you may find a “drug dealer” living or squatting in an unsightly, nearly dilapidated home. Then again, the extremely friendly family that lives next to those drug dealers could have an equally disgusting looking home. There really is no correlation, just assumptions.In fairness, you did say “style” of home, not  necessarily quality, or judging by general up keep of said home. So, what effect does a certain “style” of home have in judging it’s tenants?And the first part of my comment was meant to be humorous.
