welcome to Northern Liberties

In January, we updated you on the progress of four homes on the 600 block of Poplar Street, on the edge of Northern Liberties. At the time, we speculated on the upper boundary for the pricing of these homes, guessing that people wouldn’t pay much above $400K, given the location. Well, the homes are finished and none have sold just yet from what we can divine, but it seems that we were incredibly low on our pricing estimate. All four homes are currently listed at $665-675K. Wow.

The developers must be feeling bullish about these houses, because it seems that four more homes are on the way. Note that the four lots next door to the easternmost home look like they’re moving toward becoming a new construction site.

The listings for the completed homes tab this development “Poplar View Townhomes.” The extra-wide homes are 3,700 sqft (!) monsters, with 4 bedrooms and 3.5 bathrooms in each. Along with roof decks, these homes have subterranean garages, with access from the rear of the homes. Sounds like the best basement use we’ve ever heard of. We’re guessing that the second round of homes, will, like the first set, include elevators.

Yes folks, it’s super-luxury living, just outside the Northern Liberties border. We wish these brave developers a whole lot of luck; they are taking a real gamble here, and we sure hope it pays off.

    PLANT TREES, developers! there are no wires on that side of the street, they will have plenty of room to grow.

    I hope they sell (at that price) since it’s nice to have the western boundary of NoLibs getting some attention (even if it’s not technically within the boundaries).  That housing at 6th & Fairmount across from the school is really a drain on the immediate area.

    Hmm.  Hope they are not victims of home invasions like the lucky owners on the 700 block of Brown.

    seems like a high asking price to play border patrol. the elevators were probably unnecessary and costly. they might appeal to the elderly or disabled, but are those groups the type who would want to live in the no-man’s land of the neighborhood? i’ll eat my words if these things sell asap, but IMO a more modest development would have been ideal.

    These guys have BALLS indeed.  I do not think the cost of the land was cheap which might be driving the higher listing prices.  Not sure if there was consultation, but I would question building the monster homes and perhaps would have looked at doing smaller which would have allowed a lower list price and perhaps one more home in the community as the current ones stand at 18 feet wide I believe.  I need to get in there to check out the inside.  This is one of the few areas where development can expand west so I hope the project does well.
