welcome to Northern Liberties

Months ago, we told you about some new construction rentals on the corner of Lawrence & Poplar, in Northern Liberties. Over time, we’ve provided an update or two, showing the progress at the site. When we passed by the other day, the homes appeared complete.

The materials are an interesting mix, with brick, cement board, and some other kind of plastic sheathing.

Rental prices for these 3 bedroom, 2.5 bathroom units with parking are in the $2,500 range. We’re guessing they’ll get those prices and maybe even higher.

What do people think of the design? Interesting, or too busy? Too many different materials, or just right? Whether you love it or hate it, it’s nice to see this project wrap up after a rather slow construction effort…

     This modern/new age design is just awful..wish i could expand on my opinion here but that is the first thought that comes into my head. I am sure there are modern designs that look better than this..but i mean it looks like a kid just stacked together quadrilateral shapes he learned about in school that day.

     imo, there’s too many different materials and colors. instead of 5, do 3 different colors and materials. the vinyl siding(?) between the 2nd and 3rd floor windows is particularly ridiculous. modern design isn’t “awful,” but this is what happens when developers make shortcuts and/or don’t care about properly executing the original design.

     yea, seems like once they decided these were going to be rentals, they cheaped out. it’s unfortunate.

    The inside still needs work. At least the endless construction noise has stopped, now I get to stare out my window at this brutal piece of crap, hooray!

    Hideous and disappointing that these are rentals.  But, get ready for more as the developer (US Homes (?)) will be developing 20+ rentals on 5th street and Orkney/St John Neumann.

    I thought NLNA had a design committee.  They are obviously not doing their jobs — probably a bunch of architects on the committee.  Do not let architects on zoning or design committees — they are totally clueless people.

     the UDC is an advisory committee cannot force developers/architects to do anything. they can only make suggestions, which are often ignored.

    The rental demand is so out of control that once they are finally finished, they should rent out.
