A reader who knows what we like checked in and gave us the heads up about a new residential development on the way in Pennsport, near numerous other homes that have gone up in the past several years. South of Washington Ave., between Front and 2nd Sts., a few dozen new homes have been built by a different developers in the last ten years, completely transforming this area. And now, seven more houses are on the way.

114-22 Ellsworth St. is currently a large vacant lot which was purchased by developer Temple Resev LLC for $540K back in January. The developer purchased this land from the folks who developed the new construction homes that you see behind the vacant lot, which front Federal Street. From what we understand, the sales for those homes have not met expectations.

As we mentioned above, the plan for this lot, which was presented to the neighborhood a few days ago and will be going to the ZBA at the end of the month, is for the construction of seven new homes. These houses, which will include garage parking, will each be four stories tall, and will have 3 bedrooms, and 2.5 bathrooms. Architects on the project are Harman Deutsch. Take a look at these drawings, to get a better idea of what these things are gonna look like:

No idea about pricing at this time, but we’d have to guess they’ll be listed somewhere in the $500K range.

And as an aside, we couldn’t shake the feeling that we’d seen this developer’s name in the past. Turns out, they’ve been building student housing in the neighborhood around Temple (with a name like that, who’d have guessed?). We’ve even covered one of their developments!

It’s clear that these guys can build successful student rental properties. Will this translate into an ability to build quality, high-end residential units that will sell?

    Are these homes fronting 2nd Street or Elsworth Street? I know that there is already some construction on 2nd.

    Palvar, its all midblock on ellsworth. Nobody seems to know much as to when the lot on 2nd will resume construction. Hopefully, the new activity in the neighborhood will motivate that developer.

    Any obvious reason for the disappointment in sales on the other homes?  Market related or construction related?  I’ll just say judging from the wet stucco under the windows in that picture, whoever owns those houses in 10 years is gonna be pissed.

    The homes on Federal are 4 stories, as are the existing newer homes on Ellsworth so the new houses should look fine at that height.  The Federal homes are said to have issues with construction so hopefully this new builder will do a better job, but I’m reluctant to think positively knowing that he primarily builds rental properties.  The lots on 2nd St will not be developed anytime soon, the owner may even sell them to another developer.  The block should fill in nicely, let’s just hope that the construction is solid.

    Northern Pennsport has so many things going for it (and why not) its a couple blocks south of queen village and a couple of blocks east of the Italian market. You have new construction mixed in well with historic properties. The new developments on Front and Manton with a restaurant coming and the VSEC vet hospital replacing two abandoned warehouses!!FEDERAL DONUTS!! THE INDUSTRY!! the new spray park on 2nd and reed!! C’mon Son!!

    Might have something to do with the adjacent public housing where they keep shooting at each other. A baby was caught in the crossfire a year or two ago. I wouldn’t want to live here and have to feel unsafe taking the direct route to Queen Village/South St/Society Hill.

    I think these look ugly. The north end of Pennsport is suffering from all the shitty construction happening up that way. Between the new homes on federal st, to the botched project behind these new 7 homes, I am going to feel like I am in the burbs with all these curb cuts. Why aren’t they placing parking in the rear? And my girlfriend lives in one of their temple properties on N 17th. The construction is shitty and they were late to deliver them. I do not have an ounce of faith that these will do any good for the neighborhood, looks wise at least. To Barry G, when you live in the city, one is never far away from crime. Remember the society hill issue last year? I have been born and raised in this neighborhood and it has never been safer.

     Your whole statement is just about completely misguided. Go to a crime
    tracking website, and you will find this area to be one of the safest (https://www.crimereports.com/). I
    actually don’t see a single crime between Washington, Dickinson, Front and
    Fifth. And the most direct route to QV is straight up 2nd, so not sure what you
    are talking about there.
