welcome to Point Breeze

Across the street from a somewhat controversial lot-turned-garden, fencing went up around another long-vacant lot a few weeks ago, ostensibly in preparation for new construction. As you may have supposed from the signs that are up on the fence, this project will come from OCF Holdings, a sister company of the new coffee shop across the street. And, uh, this blog, too.

Developer Ori Feibush has purchased five lots on this corner- two from individual property owners and three from the City of Philadelphia. You may recall, these lots were originally on the City’s condemnation list, which was hilariously approved at the same PRA meeting that Feibush’s purchase of the three City lots was approved. With all five lots now under his ownership, Feibush intends to construct six homes on this parcel, with two fronting 20th Street and four fronting Annin Street. Oh, and we have some renderings, which were done by YCH Architects.

The homes, as currently planned, will have four bedrooms, three full-bathrooms, and two half-bathrooms. Because lot lines are being altered, the Annin Street homes will require approval by the ZBA. The 20th Street homes, however, will be built by right. Groundbreaking on the 20th Street homes is expected in the next week or two, with the Annin Street homes following once zoning is hashed out.

    I noticed that these homes are taking advantage of the new zoning restrictions that allow for 38′ by right, as opposed to 35′ by right in the old code. Are you finding that makes a difference in the layout of homes? It looks like these ones will have a more functional basement than 35′ homes, or are developers using this for higher ceilings?

    Roof height here is still 35′. Some of the decorative components extend a little above that but our roof height has not been increased to 38′. The biggest change that the new zoning code created with respect to these properties is the elimination on the 3 story requirement. Previously, your basement had to be 50% below grade. That is no longer the case.

    Let me guess – granite counter tops, stainless steel appliances on sale from Lowes and (laminate) wood flooring. This is just another set of builder-grade houses; cheap, ugly and (will be) poorly built. Start using good architects…

    Go bold. Keep the green stripe. This area in about 5 years is going to be a totally lively place. It would be nice to see something not clad in red brick with muted colors at the end of a diagonal avenue that will probably bustle in just a few years time. At the rate of citizen influx in this entire city, Point Breeze Ave will be the pride of the western side of South Philly, like it once was generations ago.

    I like the design and suggested the materials and finishes for the facade. It is a dark gray brick with elements of cement board and metal cladding.

    Which properties are you comparing this to? Do you not like the design? I was going for a more contemporary design here and while it may be hard to see through these renderings, the design is quite a bit different than anything else in the neighborhood.
