A reader gave us the heads up that 1507 Dickinson St. was currently under construction. This home, located in the Newbold neighborhood, apparently caught fire since Google Maps took its street view photos.

The property was purchased by S&S Remodeling Inc back in April for $65K, and the developers are making progress. We’re not thrilled with the stucco job on the facade, but we suppose it’s possible that the bricks were so damaged by the fire that it would have been prohibitive to restore them. Fortunately, it looks like the cornice is being mostly preserved.

Whether we’re thrilled with the look of this particular rehab, this developer seems fairly legit. They’re working on a new construction project in Northern Liberties that would look nice if it could be built on the vacant lot next door.

Pretty standard

It’s encouraging to see redevelopment in this area, on the northern end of Newbold. This part of the neighborhood hasn’t seen quite as much activity as we’ve seen in other sections of Point Breeze, further south and west. We covered possible construction at a vacant lot at the corner of 15th and Dickinson many moons ago, and that lot regrettably looks exactly as it did back then. And a few doors down from that lot, a long blighted property keeps on doing its thing. Hopefully, this development can spur additional improvement in the immediate area.

    I looked at buying this last year – the brick really wasn’t salvageable.  The original sills and lintels had been removed and patched in with a different brick.  There is also some pretty shoddy rebuilding of one portion and a poor pointing job above the first floor window.  As much as I hate to say it, stuccoing it is really the best option besides completely rebuilding the wall.  Keeping the smaller openings is just pure laziness though, that’s inexcusable.

    The blighted house across the street is currently being demolished as part of the NSP funded L&I demolitions.  I believe local Point Breeze contractor DD Fox is doing the demolition.

    This block needs some construction on it badly, it’s right in the heart of Newbold but one of the most underdeveloped.

    Can we stop calling it Newbold? It’s Point Breeze. Just because some rich white guy doesn’t want to sell homes to yuppies in a neighborhood with a bad stigma, doesn’t give him the right to “rename” it.

    Funny. That house in Northern Liberties is being built with cheap, white vinyl windows. Developers will do anything to save a buck. Good to see they recognize that black windows are more attractive. I mean, you render the best product possible, and then you build something else entirely. Isn’t that how it works?

    This was another sale that was forced by L&I’s new initiative to hold owners accountable for the maintenance of their buildings.  Rather than pay substantial fines, the owner sold it to someone who would invest in the property.

    Architects usually design buildings with little regard for budgets or constructability.  Unfortunately in the real world most of those nice things cost more money than they return in sales proceeds so they get value engineered out.

    I’ll give credit where credit is due… but this house was listed for sale 70 days before the Doors and Windows Ordinance went into effect, and settled 22 days before it went into effect.

    So because google says so, then that makes it legit? Areas are re-named as time goes on, this is true, but there are still a shit load of people in Point Breeze who didn’t get the memo that the neighborhood has a new name, nor did they probably want it changed.

    Developers always trying to save a buck? Ever wonder why? Would it have anything to do with the crazy crap they must go thru just to build a house in this part of the city with people who are dumb, drunk, packed into an unaircondition room to vote if they want to have someone dump thousands into their block?

    You know what I mean, so them trying to save a buck means they are just covering the cost of them crazy folks who show up at zoning hearings to start “somfthing”.

    Except this rehab is done completely by right and doesn’t need neighborhood approval.

    I appreciate hearing your perspective on this, Ben, since you are a resident. I’m not saying that I know of a better way to help one feel more of a connection to their neighborhood either. It just seems like a poor way to go about integrating into an already established neighborhood, regardless of how little establishment was going on at the time.

    Looks like the neighbors finally agreed that there was a hint of colonialism in the name! I hear the Newbold Neighbors are changing their name!
