In neighborhoods going through a wave of redevelopment, you see all kinds of builders constructing all kinds of homes. You may have to wade through a torrent of Home Depot specials before finding the home that fulfills all your hopes and dreams. Likewise, you may run into a situation where a builder, for reasons that are perhaps a little unclear, makes some questionable construction decisions that will end up costing you money in the long run.

Here’s a great example: Looking at the photo below, do you notice any potential problems with the home?

Now, let’s look at the rear of a couple of other homes on the same block to see how another builder approaches the challenge of venting.

In the first photo, a second floor bathroom appears to vent out of the party wall, and the roof deck has venting coming off of the side of the building as well. In the second photo, vents all come off the back wall, and ostensibly through the roof, though we didn’t want to climb up there to make sure.

While the setup at the first home isn’t harming anyone at this moment (though we imagine it’s a building code violation), we can picture a situation where it could become a problem in the future. Let’s say the next door neighbors sell their home to a developer who wishes to demolish that structure and build a new home that’s got the same footprint as the existing new home. All of a sudden, the first homeowner won’t be able to vent from their bathroom and will have to rework the weird PVC venting next to the roof deck.

Closer look

And good luck to that homeowner, getting the original builder to take care of those repairs. Whether you’re a barista at a coffee shop or a city councilman, we imagine getting the builder back to fix such a significant mistake would be a nearly impossible task.

So be careful out there, people!

    Fair enough. It does have that gossip page flavor to it. Still ironic though how the Health department really, really, really cares so much about the quality of the coffee you’re drinking a block away, but another City department (L&I) might exactly not care how you go about venting fart gas out of the bathroom.

    Chris knew nothing about it until he read it on here. It was a fun post for me after the month of hell they put me through….was not suggesting I found Hoffa’s body. The NP editor did not want to post this and I may have overreached. Lesson learned.

    I think the venting is odd, though creative. I think if I bought this home I would probably wanted it rerouted so I do not have to see the pipe sticking up next to my roof deck, but to each their own. If it was so detrimental I am sure the fine folks at L&I would have made an issue of it. I work for a very large developer and I see some of the issues they raise. Maybe because this home is not in center city it got a pass. Whatever the case, if the owner is happy wish them all the best.

    I thought this post was stupid but since you’ve made yourself available, care to enlighten us as to how you got the property from the city for $500? You sold it for $312,500 so that’s a hell of deal. Looking forward to your response. Thanks!

    You got that property for $500 from the city then sold it for $312,500? Damn. Must be nice. Right around the corner from that property (maybe 500 feet or so) the city is waging a war against against a developer who buys lots for what they’re actually worth (not that sweet $500 deal you got somehow). The city also tried to steal a couple of lots from the same developer…that he already purchased…at their actual value…not that sweet $500 deal you got.

    Is Streamline the developer that built 1151 S. Dorrance and 2009 Federal Street? Answer truthfully. If so, you guys are completely disregarding permits and drawings and building whatever you want. 1151 S. Dorrance was built 7′ deeper than the permits allowed. LI missed it and had to be called back. Yes I am the one who called them. Licenses and Inspections misses a lot of stuff.

    There’s no way that party wall venting is legal. I’m sure somebody took a bribe over that. And yes it will be a pain for whomever builds on the lot next door. Looks like encroachment to me. That’ll be cheap though having to rip it out and run it through the roof or out a non-partywall like it is supposed to be. If I lived next door I’d sue the crap out of everyone involved in the POS.

    Some of us care about the reputation of developers….we are not trying to pull fast ones on our communities and hoping to get away with it. Building a building multiple feet taller than is permitted on your plans and an extra 7′ deeper (20%+) is not working with your community and other developers. It is doing whatever you want whenever you want for the direct benefit of yourselves and no one else.

    And please don’t waste your breath comparing this to the garden at 20th and Annin…one is a positive force for the community…the other is criminal.

    FALSE: A lady who lived there for decades got that property for $500. The developer who hired Streamline as a general contractor paid market rate for the land from what I understand. This was listed on the MLS.

    FALSE: Please walk through one of our homes and reflect on this statement. I am confident that you would feel differently. As I mentioned, our homes typically sell in less than 30 days.

    FALSE: We did not buy it from the RDA nor did the developer we worked for. You can check phildox to see the chain of title. This was an MLS listing in the 40-50k range from what I remember.

    FALSE: it is not encroachment. As im sure you know, there is an 8″ brick wall which seperates the two homes. the new home was build inside of that wall creating space between the wall and the property line

    Again, its irrelevant because we were not the developer there. Our friend made a poor decision and YOU made him pay tremendously for that mistake. After YOU ruined his experience he decided that he didn’t want to move in the neighborhood! If you would like to discuss anything further, I would be glad to meet in person.     I was basing it on the house in the picture you built and the fact the venting was clearly installed incorrectly yet you didn’t fix for whatever reason. – I don’t see the integrity, passion, etc. there.

    There’s no way you could prove bribery if it came in the form of knocking a few K off the sale price and letting the new owner deal with it on his own… such things leave no paper trail even when in plain sight.

    Thank you for clarifying about the sale price as I do not have access to Philadox. However, it sounds like your friend only has himself to blame. It seems the “experience” he wanted building a house in Point Breeze was doing whatever he wanted without consequences – not exactly a major loss for the neighborhood.

    Feibush: While I’m not a fan of your approach or your personality, I largely agree with what you’re saying in this thread about Streamline’s work. Nevertheless, you’re a rat if you called L&I on anyone. I have no idea where you’re from, but that’s not the way things are done in South Philly, even on the west side of Broad. Admit it, you were the little kid who went crying to the teacher when the other kids picked on you.
