As we continue to claw our way back from the financial crisis that’s weighed us down since 2008, we’re encouraged when we hear about major downtown projects that indicate renewed optimism in the marketplace. The hospitality industry has been fairly stagnant over the past decade, though we’ve seen some recent action when the Hotel Palomar opened in 2009. Hotel Monaco in Old City is set to open later this year.

Last week was the groundbreaking for the new 246 room Home2 Suites by Hilton at 12th and Arch Sts., a project we told you about six months ago. Though about $10M in government loans and grants are funding this project, another $50M of private capital makes up the difference. Just last week, we gave you the heads up about a boutique, 150 room hotel planned for East Chestnut Street.

And now, according to a thread on Philadelphia Speaks, another hotel is in the works, just down the street from City Hall. User Aro1419 contacted Starwood Hotels about a future W Hotel listed on their website, located at 1441 Chestnut St., with an expected opening date of January 2015. Representatives responded in the affirmative, which is good news indeed.

Provided this hotel gets built (not something that we’ll consider a guarantee until they break ground), the former site of One Meridian Plaza will finally be filled in and fully utilized for the first time in over two decades. For those unfamiliar with the story, One Meridian Plaza, an office building, caught fire in 1991, resulting in the tragic deaths of three firefighters. The blighted, unusable building remained until 1999, due to litigation. A surface parking lot was located here for seven years, until The Residences at the Ritz Carlton, completed in 2009, filled the other half of the lot.

Hopefully, downtown parking will get a little more difficult in the near future, when hotel construction begins and the remaining surface lot closes down for good.

    Awesome, awesome news. Now we just have to make it to 2015 without any economic downturns, capital shortages, labor disputes, zoning wars, partnership breakdowns, bull$#!t protests from Center City residents or egregious acts of City Hall pay-to-play culture standing in the way of it. Build build build!

     its owned by Realen the same company that….is building the parking garage behind the church at broad and arch….they generally do Multifamily..projects….they built Rivers’ Edge or whatever its called right on the Schuylkill a few years ago….he’s negotiating with a few different flags…..kimpton is the most interested ..in partnering with him….but the # have to work……Philly has an overabundance of high-end hotels (Ritz, westin, Palomar, sofitel, four seasons….soon to open Monaco.etc) however they aren’t able to charge high-end prices…the market can’t sustain 5 more high-end hotels …..W 14th chestnut    the expected conversion of the Family Court on the parkway (intercontinental)     indigo on chestnut………..the #’s don’t make since  and thats not counting the in negotiation/ needed 500+ room convention hotel

     Actually that article refers to the old Waldorf Astoria hotel & residences…..  the W project is new….as in less than 12 mos ago…… the other partners on this are gone …this is new lenfest partnership….with some California based hospitality experienced partners I believe…..but these things are fluid

    Well, W said on their website that they’ll be opening a new hotel on Chestnut. So, obviously there is a market for it…

    Since you don’t know……..let me tell you how this works …and i i’ve worked in commercial real estate finance for over 10 years….Starwood puts absolutely no money into the hotel project….they get paid a franchise (flag) fee and management fee….this is the 3rd Philadelphia project that starwood “W’ has put on its webs site…I’ve be involved in 2 of the three …So a posting on the website means absolutely nothing other than the fact that there have been serious discussions and the FLAG (hotel) company wants a hotel project in philly…
    .There was an actual full website for the previous waldor astoria project u know what it didnt happen  .and even if the project happens that doesn’t mean there is a market…. Let me give a little nugget ….all of the the High-end hotels older than 3 yrs old  ( including 2 ritz’s  fyi..the westin use to be a ritz) have changed hands due to financial difficulty ie foreclosure   …at least once……..trust me i want this project to happen to happen more than anyone….I love this city….I love development and progress……but that doesn’t mean economics make since….just talk to to the owners of le meridien the ritz or the westin…..none them  average greater than 77% bookings in any year without heavy heavy discounting….why do they discount? because of price compression…which means there are too many high-end hotels rooms relative to the number of middle-level general business/convention class rooms….
