welcome to Rittenhouse

In December, we told you about the demolition of the Sidney Hillman Medical Center, a modernist building next to a much smaller but still historic building originally designed by William Eyre. In the months since, construction has progressed at this site at 2116 Chestnut St., though there’s still plenty of work to be done.

When all is said and done, there will be ground floor retail on Chestnut St., a new space for the Hillman Medical Center, and a 34-story tower of 309 residential rentals. In case you don’t recall, design work was done by Hartshorne Plunkard Architecture. Here’s a quick rendering, so you’re prepared for the finished product:

     No, it isn’t part of the old Sidney Hillman site and it’s not part of the new development.

    The developer The John Buck Company is from Chicago and their portfolio of projects is quite impressive. More so than any developer out of Philadelphia. Here is a link to there site : 
    http://www.tjbc.com .  The fact we were able to attract a national developer is a BIG DEAL for Philadelphia. We have not had a national developer come to Philadelphia in DECADES. The successful development of this project is only going to send a message that the Philadelphia market is one to invest in. Good for the city and good for everyone.

     Philly architects work in plenty of other cities.  That’s how things work.  You can’t have it both ways–that Philly only hires Philly firms but everyone else also hires them.

    Can already see this from the Schuylkill River trail. Should be a good addition to the west of Rittenhouse skyline. I just hope they actually plant the trees and put in the lamps.

    In the rendering, on the side street is a white protuding sctructure a little taller than the base. Is that part of this project?

    That’s rather provincial, isn’t it? Besides, I’m beginning to fatigue from the look alike projects of our in-town architecture firms. With the exception of Kiernan Timberlake, which I’d love to see get a big, visible commission here, the others are so predictable I can label them from a render without being told who was responsible for the design. Ugh. And JK Roller. They’re the worst.

    Yeah, it looked like that to me to – the “Chestnut St. Quick Stop” building is not in the rendering. I hope it’s not on the way out. It’s a little dingy but interesting.

    The rendering is looking down Van Pelt Street (alley running parallel to 22nd) from Chestnut, not down Chestnut from 22nd.

    What will be going in place of the former designated spot of the American Commerce Center?  It is alreadey zoned for a super-tall building.  Are they going to waste zoning and leave as a parking lot?
