welcome to Spring Garden

The other day, we told you about what we imagined would be a very large single family home coming to the corner of 16th and Green Streets. Today, we have some new information on what we now know is one of the largest new row homes we’ve heard about in quite some time.

As we told you before, MetroImpact is building on this lot. And according to Metro, this new house is going to be something special. Like, really special. The home will be an ultra-luxury four story home with 8,180 sqft of interior space (!!!). This home will include 5 bedrooms, 5.5 bathrooms, a living room, a kitchen, a dining room, and two sitting rooms. All high end finishes, of course. Also included will be a roof deck, two terraces, a penthouse with a wet bar, and elevator, and two-car parking. The basement is where the real fun begins, with a theater room, a gym/spa room, and a swimming pool (!!!!!).

The facade will be brick and cast stone, and the bays, the cornice will be finished in Azek, and the rear will be stucco. The penthouse (if you’re able to see up that high) will be stucco as well. Ceiling heights will be 9’4″ to 14’4″. Yes, this place will look and feel and be cavernous.

The price, in case you’re wondering hasn’t been determined yet. We’re guessing it’s gonna be over $1.7M.

So… who’s interested in making an offer? You can probably get a pre-construction discount!

    And if he decides to sell it, the cost on his side of the transaction will only be $200.  He will offer 2.5 to 3% to a cooperating broker, and rightfully so, but he’ll save himself at least $30,000.  Brilliant!  How do you like those apples?

    All the houses in the hood are like this. I really wish my apartment building was still one huge house.

     All that’s left is to give this mansion–and there’s no other way to describe a house with 8,000 square feet–a pretentious (French?) name.

    My understanding is that developer had to build a structure with the same architecture, foot print, and height of the adjacent building at 1536 Green St., as per the recommendation of the local civic group. Additionally, the Civic Group recommended a local architect for the design.
