Back in October, 1801 Christian St., a vacant shell, was used as one of the bases of operation for the successful BetterBlocks Philly program. At the time, developer Roman Mosheyev proposed the demolition of the building, and its replacement with a single family home. This was after an initial proposal for a two family home a few months prior that had been shot down by the community.
Here’s a visual timeline for this property, with some obvious breaks.
Mid-demo. You can see a Better Blocks mural being revealed on the second floor
While it was being framed out, you could still see the mural through the window openings
After a little more than a month on the market, this property went under contract…
Last summer, we updated you on the progress on phase 1 of Mode7, four ultra-high end, ultra-fancy, and ultra-pricy homes right around the corner from Coxe Park.
We were in the area just the other day, and noticed that the second pair of homes, merely framed out last summer, appear close to completion, at least from the outside.
The other day
True, a drywall delivery at the northernmost home would indicate that there’s still plenty of interior work to be done, but the appearance of all four new homes was striking to us. And a good indication that phase 2, the construction of three similar homes around the back, should be moving along in no time.
