If you’ve never visited Prohibition Taproom at 13th & Buttonwood, you’re surely missing out on a great neighborhood pub experience. And if you wish to visit this gem of a bar in the coming weeks or months, you’ll surely notice that there are at least three construction projects taking place in very close vicinity, all of which are slowly but surely moving along.

First, we check in on the long-blighted 1231-35 Buttonwood St., which we last visited about two months ago. At that time, we noticed some workers on the site, but also recognized that the properties were sporting numerous violations. Over the past couple of months, it appears that work has continued, and some (but not all) of the violations have been cleared up. One of the buildings has a partially rebuilt facade, which we wouldn’t be surprised to see moving forward…

A reader checked in the other day, wondering about a newish sign they noticed for Bufad Pizza on the corner of 13th & Spring Garden. We too were curious, so we did a little digging. Previously, the corner was home to Yum Yum Restaurant.

But soon enough, Bufad Pizza, a new pizza shop owned by the same folks who own Prohibition Taproom and Cafe Lift, will be filling this space. The menu, according to Eater, will include wood-fired gourmet pizza with homemade toppings as well as Roman-style al taglio pizza.

Back in March, we told you about a new project planned for 439-47 N 13th St., an old two story building just to the south of one of our favorite new buildings in town. We haven’t heard anything about this property for the past six months, though we have heard about two other developments nearby, one of the north side and one on the south side of the 1200 block of Buttonwood Street. Now, it seems that there’s renewed momentum for the project at 439 N 13th St., which got approval from the ZBA back in April. Ooh, and we’ve even gotten our hands on some renderings!

Last week, we told you about plans to construct a large building on the 1200 block of Buttonwood Street, next door to the most excellent Prohibition Taproom. Well, it seems like the development spirit is alive and well on this block, as we have news today about another development that’s apparently coming to this block, after being approved by the ZBA in January. This project will take place on the vacant lot at the southeast corner of 13th and Buttonwood, across the street from the bar and the proposed development that we mentioned the other day.

A vacant, 5,000+ sqft lot immediately next door to Prohibition Taproom looks like it won’t be vacant for much longer. Under contract at an asking price of $425K, a zoning application for 1241 Buttonwood St. is being heard today by the ZBA.

According to the application, developer Carmel Developments intends to build a four story building that will be as tall as 55′. This would be considered quite tall in a largely residential neighborhood, but around these parts, with former factories and warehouses nearby, we don’t think the height will be an issue at all. The building will have ten parking spaces in the basement, one ADA van stall, and bicycle parking as well. The property will also have three private roof decks.

Back in September, we brought an odd building to your attention in the Loft District. 449 N 13th St. is a new construction building with two condo units that channels the area’s gritty industrial past with bold design choices.

And now, the building immediately to the south, 439-47 N 13th St., looks like its on its way toward redevelopment.

According to the zoning application, Lofts Development LLC intends to pile two stories on top of the existing building, add bay windows along the 13th St. side and the Hamilton St. side, and create 11 apartment units. The vacant lot next door will contain eight parking spaces.
