The Loonstyn family is on a development tear. Loonstyn Properties and MJL Properties, both owned by members of the Loonstyn family, have embarked on projects large and small in the last few years in the Francisville, Fairmount, and Spring Garden neighborhoods. Recently, Loonstyn Properties acquired two historic Victorian homes in Spring Garden, and are currently performing renovations to restore the exterior to its original condition. Ultimately, the building will be a multi-unit rental property.

That renovation will mean new eleven new one-bedroom apartments spread through two separate buildings, 2101 and 2103 Spring Garden St., located in the Spring Garden Historic District. A couple of months ago, we broke the news that vacant eyesore 1612-16 South Street was under agreement, and that the buyer intended to build something that included both residential and commercial units. Last night, representatives for the developer (including a representative from OCF Realty) presented an information session for this project at the SOSNA zoning meeting.

We now know that the developer intends to construct a single, four story building on this site with a 2,500 sqft commercial space on the first floor. The developer is seeking a marquee restaurant tenant for the space. One ADA apartment will be on the first floor, along with five on the second floor, and four on the third and fourth floors. A couple of weeks ago, we told you about the Regis Group‘s project to convert the former School of Rock building at 1508-16 Brandywine St. into residential units. Today, we present you with a bit more information, plus a shiny rendering to admire.
The project is being designed by JKR Partners, the same folks who designed the Residences at H3 in Northern Liberties, which we covered last week.
