welcome to Temple

Just two blocks from the South Gateway project that we mentioned last week, developer Tejas Properties 2 LLC is proposing a much smaller residence for Temple students. On a block with several properties with similar density, these developers intend to construct a four-story, seventeen unit building at 1431 N 15th St., on a currently empty lot.

What we don’t know at this time is what this new building will look like. Will it take on the look of most of the (generally unexciting) new construction in the area? Will it take on a more contemporary look, like the Modules at Templetown, the ISA-designed student housing down the street? Or will it take its cues from any of the numerous older residences in the area, like the gorgeous building immediately to the north?

Only time will tell what these developers will do in terms of aesthetics, but we confess we’re gonna assume it will to be something that trends toward underwhelming. Hopefully, it won’t block out views from the street of the residential building next door, which seems likely to remain the gem of this particular block in the years to come.

    Has there been that much of a boost in enrollment at this school? I’d imagine with the economy the way it is, these cheaper schools might be a smarter option, but it seems that there will be alot of empty rentals at some point. As a Temple grad, I am glad to see things are changing for the better in this area.

    Hopefully a G-Ho developer is working on the project.  Everyone would love to see the largest beige stucco bay imaginable with the tiniest white vinyl windows.  The cherry on top could be a single car garage door made of cheap white plastic on the street level.

    What you need to understand is there are 37,000 kids who go to temple…about 7k of those students don’t go to main campus. It was estimated about 12k live on or in the surrounding neighborhoods of main campus…. can you do the math? That’s 18,000 kids who have to commute or choose to commute. The new dorm on broad will add an estimated 1,200 beds to campus…. other then that I would say there are about 1,500 beds being built or just recently built off campus. There are still 15,300 students still without a place for them on or around Temple’s campus. Then again I can bet that at least 8k of them choose to or have to commute. That leaves still 7300 students who want to stay on or near campus but can’t… on top of that Temple can not guarantee on campus housing for anyone after their freshman year… most freshman don’t even get to stay in the dorms. I know personally because my sister was a freshman there last year and had to stay in off campus housing because they ran out of room. Temple is trying to build more dorms to guarantee both freshman and sophmore dorms. SO no… Temple is no where close to overbuilt.

    And I don’t think it will be… those are 2010 numbers. It is possible that even more students attend the school now.

    Oxford Village has occupancy issues because it’s shit housing run by an incompetent management company.  You build crap, don’t be surprised that you start to get a bad reputation.  Google it, like the students who have avoided that complex.  

    There is still a housing shortage, just ask incoming students.
